Get your permit
without another round of corrections

Many plan review comments come from sheets that disagree with each other. We find those before the building department does, and a Florida-licensed engineer reviews and signs every letter as your private provider under Florida Statute 553.791.

Two ways to a permit A smooth green line from plans ready to permit, through every sheet read, comments drafted and engineer signs. Below it a red line that loops again and again through city comments, resubmittal, back in the queue and more comments. PLANS READY Every sheet read Comments drafted Engineer signs Permitico CITY COMMENTS RESUBMIT BACK IN THE QUEUE MORE COMMENTS Round after round

Every comment on a plan review letter means fixing the set, resubmitting and waiting in the queue again. On a multifamily project that wait is carried on the land loan, the construction pricing and the investors' schedule.

From plan set to signed letter.

We read the whole set, draft the comments, and a licensed engineer decides every one.

The software reads every sheet. And shows where they disagree.

How it works

  1. Send us the plan set.One PDF, the full set, up to 200 MB.
  2. We review it.Our software reads every sheet and drafts the comments. A Florida-licensed engineer checks each one, edits or removes it.
  3. You get the letter.Signed by the engineer, with each comment pointing to the sheets involved, so your team knows exactly what to fix.

Questions

What is a private provider?

Florida Statute 553.791 lets the owner hire a licensed engineer or architect to do the plan review instead of the building department. The department still issues the permit.

Who signs the review?

A Florida-licensed engineer. They decide every comment and sign the letter. The software drafts; it never signs or approves anything.

What do you check today?

Plumbing fixtures across plans, risers and the fixture schedule. Doors across floor plans and the door schedule. Unit counts against the unit matrix. Rated walls on the life-safety plan against the wall legend. Not yet: scanned sheets, structural, mechanical and electrical design, and full code compliance. The engineer covers what the software doesn't, and the letter says which is which.

What if a sheet can't be read?

We never guess. Scanned sheets and anything we couldn't read are listed for the engineer with the reason, and the letter says so.

What happens when we resubmit?

Upload the revised set and it is reviewed again as the next cycle, with the history kept together.

How long does it take, and what does it cost?

It depends on the size of the set. Send us the project details and we'll come back to you on both.
